Help! I have had an offer for a short sale in Florida since 09/25. Countrywide had done an appraisal and feel my offer is within the range of them accepting the offer. They sent the file to the Phase 2 negotiator. This week my agent called and they told her that they are doing a title search and that things look good. My patience is wearing out. Do you have any idea what the next step will be?

Hi Susan,

I was reading your post and all I could think of was that you sound EXACTLY like me! I don't play games with the lenders. I send them solid deals that I put a lot of time and effort into. My packages are also fully complete. I do everything necessary plus more to make it as easy for the negotiators as possible. Sometimes, it just doesn't help! The problem is that many agents that are new at short sales like to submit the first offer they receive without caring about the dollar amount. These are typically low ball offers that the banks get sick of looking at. These agents ruin it for everyone else that submit good, strong offers! I feel for you because I am right there with you on everything you have stated. We should team up and attack Countrywide!

What a grat article, glad to hear about success. I have been successful here in Destin Florida too, but not so quickly done as you. Most take about 90 days and I send a complete package, even send a BPO. I would gladly devote 6 hours on the phone if I could get to the right person. All I get is "I'll e-mail the neogitiator". That only happens after about 30 days. It takes 30 days just to get one assigned. What is your secret?

I just love hearing success stories and how a little education and tenacity helps someone come up with a solution. Great job, and I learned more on this post than 100 others :)
